The Gas Safety (Installation and Use) Regulations 1998 specify that landlords have a duty to ensure that all gas boilers and other appliances are safe and functional. It is also your responsibility to ensure that an annual gas safety check is carried out every 12 months by a Gas Safe Registered engineer. Records must be kept of these checks and that’s where our Landlord Gas Safety Certificates come into effect. Once we have carried out your annual boiler servicing and checks we will issue you with a dated certificate that you can present to tenants before they move in. You must keep records of these safety checks for 2 years and issue a copy to your tenants within 28 days of an annual check taking place.
